Bradford council refuses Khan Solicitors planning application for Bridge House

A Bradford-based law practice has been denied retrospective planning permission for alterations to a designated heritage building.

Khan Solicitors submitted the retrospective application for work already completed at Bridge House, located on Sunbridge Road.

The submission covered the installation of new signage at the premises as well as the replacement of timber-framed windows across 51 openings on the upper floors of 12-20 Sunbridge Road with black aluminium alternatives.

The property holds Grade II listed status.

According to the application, the modifications were intended to enhance security measures and improve the building’s thermal retention capabilities for energy efficiency purposes.

Planning authorities have dismissed the request.

Regarding the signage positioned above the entrance, officers determined that the signage is overly bold, extends beyond the architectural opening, and fails to harmonise with the property’s character.

The harm caused by the signage is not outweighed by any public benefit, according to the ruling.

Concerning the window replacement proposal, planners observed that substituting aluminium frames would eliminate the building’s original carpentry details.

The proposed frames lack ornamental characteristics and refined craftsmanship, creating windows that no longer complement the surrounding stonework.

The application referenced other properties in the vicinity that feature black aluminium window frames.

However, officers pointed out that those buildings do not carry listed status.

The existence of such windows on unlisted structures does not constitute sufficient justification for the harm that would be inflicted upon the listed building, according to the decision.
