Subsidence warning issued after £307m paid out following heatwave

Property owners have been advised to examine their homes for indicators of ground movement following the extreme heat experienced across the United Kingdom during summer 2025.

Specialists from MyBuilder.com, a trade hiring platform, have cautioned that extended periods of high temperatures and absent rainfall can lead to soil contracting beneath buildings, potentially destabilising foundations.

The alert arrives as insurance compensation for subsidence damage climbed to approximately £307 million this year, coinciding with the UK experiencing its warmest summer since records began.

Andy Simms, a property specialist associated with MyBuilder.com, explained that when precipitation levels remain minimal, water content within soil diminishes substantially.

Clay-based ground is particularly vulnerable to this shrinking process, causing structural foundations to shift and lose their essential support.

As the underlying earth moves unevenly, the foundation above it follows suit, resulting in cracking throughout the property.

Mr Simms recommended that property owners remain vigilant for characteristic indicators of subsidence, such as diagonal fractures appearing on both interior and exterior walls, doors or windows that no longer operate smoothly, and gaps measuring more than 3mm in width.

Identifying these symptoms promptly can help avoid more significant structural complications in the future.

Specialist advice from a structural engineer or chartered surveyor should be sought rather than attempting independent remediation.

Gaps exceeding roughly 5mm, those expanding rapidly, or fracture lines oriented diagonally should be regarded as requiring urgent professional assessment.
