A residential development proposal for 52 dwellings has been lodged with local planning authorities.
Springhead Developments is seeking outline consent, with certain matters reserved, for the construction of new housing on a parcel of land adjacent to Windmill Drive in Northowram.
The development site encompasses 1.8 hectares, with vehicular entry proposed at the terminus of Windmill Drive, positioned between current residential properties.
Outline approval would establish the fundamental acceptability of the scheme while assessing access arrangements, with a subsequent detailed application required to address remaining technical matters.
However, supporting documentation provides additional insight into the proposal’s scope.
The scheme comprises a combination of detached, semi-detached and terraced properties, ranging between two and two-and-a-half storeys in height, with nine distinct house types proposed.
Developers indicate that sixteen units would be designated as affordable housing, calculated according to the local authority’s formula applicable to a 52-unit development in this locality.
These properties would include both rented accommodation and homes available under intermediate affordable ownership models, according to planning documentation.
A design, access and planning statement submitted by agents Saleem Architects with the application describes how a primary thoroughfare would extend from Windmill Drive, serving multiple side roads and turning circles.
Pedestrian connectivity would be facilitated through pathways positioned on both flanks of Windmill Drive.
The development’s primary street would feature detached and semi-detached properties at its entrance, with additional semi-detached houses and brief terraces situated within the internal layout areas.
Vehicle parking would predominantly be situated to the front or side of properties, while private gardens would generally be positioned to the rear, according to the submitted materials.
Architectural designs and construction materials would respect the established character of the surrounding neighbourhood, with the majority of the proposed housing constructed using stone finishes.
The properties would offer either two or three bedrooms, the documents confirm.
The precise proportion of affordable tenures would be determined through a section 106 legal agreement negotiated with council planning officers.
