Alterations to a housing project comprising 233 residences adjacent to an Elland educational institution are being requested, with some dwellings requiring repositioning to address construction challenges.
Last year, Calderdale’s planning committee gave unanimous approval to Crest Nicholson Operations Limited’s proposal for constructing varied-sized residences on terrain adjoining Old Earth Primary School along Lower Edge Road in Elland.
The developer now seeks modifications and has submitted an application to the council to adjust planning conditions, impacting roughly 20 properties.
Documentation supporting the request indicates that for plots 192-210, the original design necessitated extremely deep drainage systems, which coupled with difficult ground conditions has resulted in safety and feasibility issues.
The updated proposal maintains identical plot count and housing composition but enables a drainage easement to traverse at a significantly reduced depth.
The plans also distance certain plots from the railway infrastructure and modify the frontage parking arrangement for plots 192-196, with the developer believing these adjustments will enhance the project.
Plots 1-3 require minor relocation due to a pole-mounted electrical substation positioned in front of plot 1, necessitating a six-metre clearance if approved.
Furthermore, multiple plots will be adjusted to meet M4(2) standards, ensuring the dwellings are accessible and adaptable.
The accompanying documentation states that comprehensive engineering analysis revealed certain plots could not satisfy these requirements without modifications.
Additional changes encompass repositioning a pedestrian access point established with the school, enabling entry via Grasmere Drive.
One statutory consultee, West Yorkshire Archaeology Service, characterized the modifications as minor and raised no objections.
